New hope for Hull’s first time buyers
A limited number of new homes at The Village can be secured for £60,000 through a shared equity scheme
2012 brings positive news for first time buyers. Beal Homes is launching The Village, a
£10 million starter home development at Hull’s Kingswood Parks, and through a shared equity scheme, less than £60,000 will be needed to secure a limited number of these first homes.
On Thursday, February 9, Beal Homes was joined by Councillor Stephen Brady, Leader of Hull City Council, at the site of The Village to mark the official ground breaking as building work on the homes gets underway.
Beal Homes revealed plans for The Village, a distinctive new residential quarter at Kingswood Parks, at the end of 2010 triggering interest from nearly 100 people looking to secure their first home.
During 2011 Beal, which has been building new homes in East Yorkshire for more than forty years, obtained planning approval from Hull City Council for its 91 home first time buyer scheme. Beal Homes is the only privately-owned, local developer to work at Kingswood since its start back in the early 1990’s and during this time has built over 600 new homes there.
Now Beal Homes has released the first properties for sale at The Village with off-plan prices from £79,995.
Commenting on the new development Councillor Stephen Brady, Leader of Hull City Council, said, “This development brings new opportunities for the city. As a local company, it means employment for local people. Offering first time buyer homes which are affordable through the First Step scheme gives people a chance to live in a home of their own, which is a fantastic opportunity in these challenging economic times.”
Richard Beal, managing director of the family-owned company said, “As a local house builder Beal Homes has always been committed to helping bring home ownership within the reach of young people in the Hull area. The Village will do just that.”
“Through careful planning and design we will build high quality, traditionally-designed, characterful homes at The Village, but at what we believe will be the most affordable prices in the region.”
“We’ve put a tremendous amount of work into designing the layout, amenities, materials and landscaping for The Village and we’ve generated a completely new set of home designs specifically to suit first time buyers.”
When complete, The Village will have a traditional rural look with a village green, convenience store, local shops and a new primary school.
The one, two and three bedroom homes at The Village are being launched under Beal’s new ‘First Step’ brand.
A range of purchase support schemes will help first timers to make their move, not least a unique 75/25 shared equity package available on a limited number of properties which is being supported by The Kingswood Parks Development Company Limited, which will fund the 25 per cent element of the price.
This will enable purchasers to make an initial payment of only 75 per cent of the purchase price while still owning 100 per cent of their home. The remaining 25 per cent will be lent interest free for ten years or until the property is sold.
The scheme will mean that some first time buyers will move into a new home at The Village with an initial payment of less than £60,000. This, Beal say, is unique, not only locally, but nationally, in the current economic climate.
The first homes at The Village will be complete and occupied during summer this year.
Beal is also building new homes at Westwood, Kingswood Parks, in Willerby, and in Nafferton, near Driffield, with a new gated development to be launched in Walkington and a number of homes schemes underway in Lincolnshire.
